Note that the maximum occupancy\nthat may be covered under an HO policy&nbsp;is&nbsp;a four-family dwelling. A\ndwelling policy may be used for 1-4 family structures that are not also\noccupied by the landlord.<\/p>\n\n\n\n<p>For landlords with\nresidential property containing from five to sixty units,\na&nbsp;Businessowners&nbsp;policy (BOP) is usually appropriate. It insures\nbuildings, landlord personal property,&nbsp;loss&nbsp;of rents (after a fire or\nother covered cause of loss), premises liability and medical payments.<\/p>\n\n\n\n<p>Most Bed and Breakfasts\ndo not qualify for coverage either in the homeowners or dwelling insurance\nprogram. Bed and Breakfasts will require a combination of tenants coverage for\nthe resident owner\/manager, and a BOP to cover buildings, landlord owned\npersonal property in boarders&#8217; rooms, loss of business income (rents and fees)\nand the extra expense to operate (after a fire or other covered cause of loss),\npremises liability and medical payments.<\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"alignright size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"259\" height=\"194\" src=\"https:\/\/www.insuringky.com\/blog\/wp-content\/uploads\/2020\/04\/landlord-and-tenant-1.png\" alt=\"Understanding the law for Landlord and tenant relations is critical for all parties.\" class=\"wp-image-1656\"\/><figcaption>Contracts often drive rental insurance policies<\/figcaption><\/figure><\/div>\n\n\n\n<p>For landlords who have\noffice or retail tenants, the&nbsp;BOP provides broad&nbsp;coverages&nbsp;for\nbuildings, landlord personal property, loss of rents (after a fire or other\ncovered cause of loss), premises liability and medical payments.<\/p>\n\n\n\n<p>Worker compensation is necessary for any employee. Talk with your agent. Most states require workers compensation for resident managers even if you provide only free lodging as payment. Make sure you have certificates of insurance for any subcontractors (painters, plumbers, etc.) you hire to do work for you.
